Villebois Tonquin Meadows

The planned three (3) phases of Tonquin Meadows covers Preliminary Development Plan (PDP) 3 and 4 of Villebois SAP East, and includes a total of 298 homes, the majority of which will be single-family, detached homes.  

The development encompasses an area north and west of Lowrie Primary School, east of the former SW 110th Avenue, south of SW Boeckman Road, and west of the Coffee Creek wetlands.

Tonquin Meadows Phase 1 will be 132 homes centered along the recently completed Costa Circle East and Villebois Drive North that replaced 110th Avenue.  Construction of homes is expected to begin in 2015.

Tonquin Meadows Phase 2 will be 99 homes to the east of Phase 1 and includes a new neighborhood park directly north of Lowrie Primary School.  Construction of homes is expected to begin in 2016.

Tonquin Meadows Phase 3 will be 56 lots just west of the Coffee Creek wetlands as well as 11 lots to the west of Lowrie Primary School.  Construction of homes is expected to begin in 2016 or 2017.

Planning
An amendment approving a SAP/PDP Phasing Amendment was approved by the Planning Director on November 19, 2013.  The phasing of PDP 3 and 4 of SAP East was originally based on different ownership of the properties.  Polygon acquired all of the properties and reworked the phasing without regards to previous ownership:
